Rental Management Service Amity Estates OU are pleased to offer a rental management service for buy-to-let investors. We are an Estonian registered company operating in Parnu county and beyond. Rental management complements our property sales and refurbishment activities and gives a complete service to overseas owners. Please ask for our Terms and Conditions. Long term lets. Our service includes the following: Agreeing the rent to be charged. Advertising the property on both Estonian and International websites. Finding a suitable tenant. Signing the rental contract. Holding the tenant's deposit in our client account. Arrange payment of rent into your Estonian bank account. Ensuring that utility contracts, etc, are transferred to the tenant. Making quarterly inspections of the property and reporting to you, the owner. When the tenancy comes to an end, check the property, sign the tenant out and return their deposit - if appropriate. The costs of this basic service are met by the tenant so it is free to owners. If any repairs are needed we can arrange the work for you, and an appropriate administration charge will be made. Short-term/Holiday lets. Our service includes the following: Agreeing the rent to be charged. Advertising the property on both Estonian and International websites, and in the local Tourist Office. Finding suitable guests. Ensuring that the property is clean and presentable for the incoming guests. Meeting the guests at the property and signing the rental contract. Arrange payment of rent into your Estonian bank account. Accepting the property back from the guests at the end of their stay. Laundering of linen, if appropriate. Ensuring that utility and other bills are forwarded to you for payment. The cost of this service is 10% of the gross rental, plus 15 euros for laundry. If any repairs are needed we can arrange the work for you, and an appropriate administration charge will be made. We are happy to extend the service to cover bookings made direct with the owners on the same terms. Additional services. We can offer holiday accommodation, subject to availability and at the prevailing rate, for owners who wish to visit while their own property is occupied. Car-hire can be arranged, subject to availability, for guests - who can be met from the Tallinn coach at Parnu bus station if required. And finally. We hope that clients will become friends.
